What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, a certified appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they make note of the layout of the rooms and other features, like stairs, patios, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total square footage and the general layout of the home. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service necessary?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more space than you actually own! Unless an appraiser has recently performed a valuation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a home or property

A measurement service will secure fair market value for your property. Square footage is one of the most important factors potential buyers consider when purchasing a home — but since these values are often estimated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your home or property is to refer to a recent appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

For agents

To ensure that your client's property closes at a price that appropriately reflects market value, we recommend asking for a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to entice potential buyers because they can review the layout and attributes of the house before and after a tour.
